Kadıköy apartments for sale, chosen with a local team that specialises in this district. We read the title deed before we list a home, and we show it on video if you are abroad. We also explain which of the 21 mahalle suits the way you travel.
Kadıköy is a hub rather than one neighbourhood. About 460,000 people live along its coast and up the slopes behind it. Decide first what your day looks like, then pick the corner that matches it.
The ferry pier, the central market and the Moda seafront lie within a short walk of each other. Moda is a semt, an everyday area name, inside Caferağa mahalle, so a listing may use either word.
Bağdat Caddesi runs through these seaside mahalle. Göztepe is the most populated of the 21. Marmaray stops at Göztepe and Erenköy, whereas Caddebostan has no station of its own.
A peninsula named after its 1856 lighthouse. The Kalamış yacht marina sits on its north-west shore, and Dalyan wraps around the south-east bay.
Behind the coast, metro stations run from the Kadıköy terminus through Acıbadem and Göztepe to Kozyatağı, where the M8 crosses. In short, you can live away from the water and still travel by rail.
The district’s renewal mahalle, where new towers replace older blocks under a ministry project. Each flat needs its own paperwork check. Read the Fikirtepe guide
From the Kadıköy pier, boats cross to the old city. Marmaray runs under the Bosphorus, and the M4 begins at the Kadıköy terminus. A further metro line, the M12, is planned for December 2026.
Marmaray Commuter rail from Gebze to Halkalı through the Bosphorus tunnel, with seven stops between Ayrılık Çeşmesi and Bostancı in Kadıköy
M4 Metro that starts at the Kadıköy terminus and runs on to Sabiha Gökçen Airport; the first eight stops are shown
M12 Göztepe to Kâzım Karabekir, 13 km with 11 stations, under construction Planned for December 2026
Ferry Passenger piers in the district, west to east; the Moda pier serves the Moda–Karaköy–Kabataş line
A selection of stops, from the Kadıköy end. The M12 is not open yet. For timetables, see TCDD Taşımacılık (Marmaray), Metro İstanbul (metro) and Şehir Hatları (ferries).
Every home for sale shows its gross area and, beside the price, the price per square metre. Filter by budget, part of the district and view to narrow the list.
A home goes online only after we have walked through it, photographed it and read its title deed. Send us your brief today, and we will write to you the moment something suitable is ready.
One team handles the search, the paperwork and the follow-up. Therefore you deal with the same people throughout, from your first inquiry to key handover.
People who ask for houses for sale in Kadıköy usually end up in an apartment, because the district grew through apartment blocks. We shortlist flats against your brief and note each building’s age and floor.
We propose an asking price from comparable flats nearby, shoot proper photographs and write the advertisement in English and Turkish.
Owners who live abroad get tenant search and a check on references. People moving to the district can ask us for flats near their rail or ferry stop.
Questions about mahalle, fees or paperwork cost nothing. If another part of Istanbul fits you better, we will say so.
Most overseas buyers follow the same route. Meanwhile we stay next to you at each step, in person or on a call.
Your budget, the rooms, the part of Kadıköy you lean towards and the view you want: sea, park or street. We send flats that fit and show them on a video call or in person.
A tax office issues the vergi numarası against your passport, often within a day. You also need it to open the Turkish bank account that the payment passes through.
A licensed valuation firm inspects the flat and writes the report. The Land Registry asks foreign buyers to file it before the transfer can go ahead.
Once the DASK earthquake policy is issued, you and the seller meet at the tapu office. A sworn interpreter can sit beside you if you need one.
We hand over keys and help with utilities. A deed in your name can support a residence permit application. Citizenship follows a separate rule: $400,000 of property held for three years.
Pick an adviser by language and by what you want to do: buy, sell or let. Each one has visited the flats they talk about.

How the areas compare, how to reach Kadıköy by ferry, metro and Marmaray, and what to check before buying in Fikirtepe.
Five parts of Kadıköy compared by who they suit, from the Moda seafront to Göztepe’s rail links and Fikirtepe’s rebuilt towers, with a five-question checklist.
A hub view from the Kadıköy pier outwards: the ferries, the M4 and Marmaray stops, the Metrobus at Söğütlüçeşme, the roads, and what the planned M12 may change.
The Fikirtepe project from its 2005 start to the ministry’s May 2026 announcement, what the court rulings mean for paperwork, and a checklist for buyers.
The Asian, or Anatolian, side. Kadıköy faces the Sea of Marmara, with Üsküdar to the north-west, Ataşehir to the north-east and Maltepe to the east. Across the water lies the historic peninsula.
Yes. It is one of the city’s districts, with 458,573 residents at the end of 2025 on about 25 km², split into 21 mahalle. The title deed names the mahalle, so a good listing does too.
The M4 metro starts at Kadıköy and heads for Sabiha Gökçen Airport. Marmaray calls at seven stops from Ayrılık Çeşmesi to Bostancı. The M8 has two stations in the district, Emin Ali Paşa and Ayşekadın. The M12 from Göztepe is planned for December 2026. Ferries leave from the pier, and the Metrobus ends at Söğütlüçeşme.
A mahalle is an official neighbourhood and appears on your deed. A semt is an everyday name for an area, such as Moda, Kalamış or Yeldeğirmeni. Moda lies inside Caferağa mahalle, and Kalamış inside Fenerbahçe, so ads may use either name.
Most nationalities can own a flat outright. Three things come before the transfer at the Land Registry: a Turkish tax number, a licensed valuation report and a DASK earthquake policy. We help you arrange each one.
Only if the property you buy is worth at least $400,000 and you hold it for three years; the deed carries that note. A cheaper flat does not qualify. It may support a residence permit application, but a permit is not automatic and nobody can promise either decision.
Treat each flat as its own file. Read the title deed and its annotations, ask the municipality about the planning status of that parcel and find out who the seller is. The district’s main renewal project has a long legal history, so read our Fikirtepe guide before you view.
Send your budget, the number of bedrooms and the part of the district you prefer. Add whether you need the ferry, Marmaray or the metro close by, and when you plan to move. You get a personal reply within one working day.
