The best areas in Kadıköy depend less on a ranking than on how you live. Some buyers want a ferry within walking distance. Others want a quiet street, a sea view or a short ride to a metro line. This guide compares five parts of the district and says who each one suits. It uses public figures only, and it does not rank them.

Best areas in Kadıköy: mahalle or semt?

Kadıköy has 21 official mahalle, and 458,573 people lived in the district at the end of 2025. However, the names you hear in daily talk are often semt, which are informal areas. Moda, for example, is a semt inside the Caferağa mahalle. In the same way, Kalamış and Dalyan lie within the Fenerbahçe mahalle. So a listing may use the semt name while the title deed names the mahalle. Always check both.

Moda: the pier, the tram and the seafront

Moda suits people who like to walk. Vedat Tek designed Moda Pier in 1917, and it reopened in 2022 after a restoration, now as a library and café. A nostalgic tram links Kadıköy and Moda, and it has run again since 2003. In addition, Moda Coastal Park offers wide lawns, a rocky shore and sea views. Locals use it as a place to meet in the evening.

Caddebostan and the Bağdat Caddesi coast

Caddebostan is a coastal mahalle on Bağdat Caddesi, with 20,209 residents in 2024. It has the Caddebostan Cultural Centre (CKM) and its own stretch of seafront. One detail surprises many buyers: no Marmaray station is called Caddebostan. The nearest are Göztepe and Erenköy. Therefore, test the walk to a station before you fall for a balcony.

Fenerbahçe and Kalamış: peninsula and marina

Fenerbahçe is a peninsula mahalle, and it takes its name from the lighthouse built there in 1856. Kalamış runs along its north-west shore, and Dalyan wraps around the south-east bay. A yacht marina sits in Kalamış bay. The mahalle had 20,571 residents in 2024. This part suits buyers who want water on several sides. However, because it is a peninsula, check how you would reach the rail lines.

Göztepe: the district’s most populated mahalle

Göztepe had 38,613 residents in 2024, more than any other mahalle in Kadıköy. Its rail links are the main draw. Marmaray and the M4 metro both have a station named Göztepe. In addition, the M12 metro is under construction, and its opening is planned for December 2026. It starts at Göztepe and meets Marmaray at Tütüncü Mehmet Efendi. Dates can slip, so treat M12 as a plan, not a promise.

Fikirtepe: rebuilt towers beside the D-100

Fikirtepe sits on the northern edge of the district, beside the D-100 highway. It is a small mahalle of 12,305 residents (2024), and an urban transformation project is rebuilding it. The ministry says that 11,729 units in the first stage were complete in May 2026. Because the project has a long legal history, read our guide to Fikirtepe urban transformation before you shortlist a flat there.

How to choose among the best areas in Kadıköy

To narrow the best areas in Kadıköy for you, start with five questions and write the answers down.

  1. Commute: which pier, metro or Marmaray station will you use every day?
  2. Sea: do you want a sea view, or only a short walk to the shore?
  3. Building age: do you prefer an older block or a new one?
  4. Title deed: does the tapu show the mahalle and the flat you expect?
  5. Budget: what total, including fees, can you carry comfortably?

For figures by mahalle, the municipality publishes population data on its open data portal.
